Illustrative figures, not a real property. The labels show how every figure is marked in the product.

Search official parcel records

Every property in the three counties, not only what is on the market. Start with an address, a city, a ZIP code or a parcel ID.

County

Discover. Analyze. Invest.

From a public record to a decision you can explain

Three steps, each one showing its work.

  1. Step 1

    Discover

Search official parcel records across Miami-Dade, Broward and Palm Beach by address, city, ZIP or parcel ID, or browse the map. Each record shows where its data came from.

  2. Step 2

    Analyze

Model a long-term rental or a renovation and resale. Start from sourced figures, adjust every assumption, and compare conservative, base and optimistic cases side by side.

  3. Step 3

    Decide

Stress-test the deal against higher insurance, lower rent or a rate rise. Save the analysis, track it through your pipeline and record why you passed or proceeded.

How the platform works in detail

Strategy: buy-to-rent

Will the rent carry the property?

Buy, lease and hold. The analysis starts from the tax roll and a sourced rent benchmark, then puts insurance, taxes after reassessment, HOA dues and financing on the table before you see a return.

The buy-to-rent playbook
Net operating income
Rent collected after vacancy, minus taxes, insurance, maintenance, management and HOA
Cap rate
Net operating income divided by purchase price
Cash-on-cash return
Annual cash flow after the mortgage, divided by the cash you put in
DSCR
Net operating income divided by annual mortgage payments

Strategy: fix-and-flip

Is there room for the renovation and a margin?

Buy, renovate and resell. Work backwards from a conservative after-repair value, price in overruns and a longer hold, and see the offer that still leaves the margin you need.

The fix-and-flip playbook
All-in cost
Purchase, closing, renovation, holding and selling costs together
After-repair value
What the renovated home could sell for, as your estimate with a range
Projected profit and ROI
After-repair value minus all-in cost, and that profit over cash invested
Maximum allowable offer
The highest price that still leaves your target margin

Investment intelligence

An assistant that keeps facts, estimates and assumptions apart

Ask about a property and the answer comes back in three labelled parts. It quotes the calculator rather than doing arithmetic, never invents comparable sales, and runs on private infrastructure we operate.

“Does this condo work as a rental?”

Verified facts

Built 1974, 2 bedrooms, just value from the 2026 county tax roll. Source and retrieval date attached.

Estimates

HUD Fair Market Rent for the ZIP; base-case cash flow and DSCR from calculator version 1, with conservative and optimistic ranges.

Your assumptions

Insurance premium, HOA dues and vacancy as you entered them. A higher HOA or a special assessment would change the conclusion.

Check next

Milestone inspection and reserve study status, rental restrictions in the association documents, flood zone.

A base case is only the starting point

Here is a modest base case that turns negative under two common South Florida shocks. That is the kind of result the analyzer is built to surface before you commit.

Why Open Property Deals

Built to be checked, not just believed

Provenance on every field

Each figure is marked as a verified record, an estimate or your assumption, with its source and as-of date. A field without a source is shown as missing, not guessed.

Deterministic, tested models

The calculators are plain, versioned functions covered by unit tests. The same inputs always give the same outputs, and no language model does the arithmetic.

Scenarios and stress tests

Conservative, base and optimistic cases sit side by side, with stress tests for rent, vacancy, rates, insurance, tax reassessment and renovation overruns.

South Florida focus

Three counties in depth: wind and flood insurance, condominium inspections and reserves, homestead caps that reset on sale, and hurricane-season timing.

Private AI

The assistant runs on infrastructure we operate. Property data and your assumptions are not sent to third-party AI services.

Clear about what it is not

Parcel records are research opportunities, not listings. Just value, assessed value, last sale price and asking price are never substituted for one another.

Questions, answered plainly

Anything else? Contact us.

Are these properties for sale?
Not necessarily. Most records are official parcel records from the county tax roll, which cover every property whether or not it is on the market. We label them as research opportunities. An asking price appears only when a listing has been legitimately provided to us, and it is marked as such.
Where does the data come from?
Property characteristics and values come from the Florida Department of Revenue tax roll and county property appraiser and GIS open data. Rent estimates use HUD Fair Market Rents. Every field links back to its source and shows the date it was retrieved.
What is “just value”, and why is it not the price?
Just value is the county property appraiser’s estimate of market value as of January 1 of the tax year. It is not an asking price, an appraisal or a sale price. Assessed and taxable values can be much lower because of caps and exemptions, which generally reset when a property is sold.
Is this investment advice?
No. Open Property Deals is an information and analysis tool. Scores and projections depend on data that may be incomplete and on assumptions you control. Verify every figure and speak with licensed professionals, such as an agent, inspector, insurer, attorney or tax adviser, before you act.
Can I invest through the platform?
Not yet. Investor offerings require separate legal and regulatory approval. The platform does not accept investment funds, pool capital or arrange financing.
How does the AI assistant handle uncertainty?
Every answer is split into verified facts (with their source), estimates (from the calculator, with the method named) and your assumptions. It does not invent comparable sales or compute figures itself. When the assistant is unavailable, the full deterministic analysis still works.
